RESERVATIONS During the Peak Season, we only accept Saturday-to-Saturday bookings. “Breaks” and other days of arrival are accepted outside of this Peak Season – subject to availability at the time of your enquiry. We reserve the right to refuse bookings for unsuitable groups.

CHECK IN/OUT TIMES Your accommodation will not be available until after 2:00pm and must be vacated by 10:00am on your day of departure. Please do not arrive before 2.00pm.

PAYMENTS Your deposit is required at the time of booking with a completed Booking Form, the balance is to be received by us not later than 28 days prior to the arrival date. Booking within the 28-day period the full amount has to be paid. Deposit and balance cheques to be made payable to “South Combe Waters” or payments can be made through our secure on line payment facility.

CANCELLATION Must be received in writing. Cancellation will result in the loss of the deposit, and unless the accommodation is re-let, liability for the total holiday cost. We would therefore recommend that all clients take out holiday insurance cover, which can be arranged by contacting your local broker or insurance company.

GUESTS No accommodation will be occupied by more than those persons specified and named on the booking form.

NO ALL MALE/FEMALE GROUPS ACCEPTED Full declaration of actual persons to be stipulated on the booking form. If in the opinion of the proprietor any party causes nuisance or disturbance to others, they will be requested to leave the accommodation with immediate effect and WITH NO REFUND OF BALANCE.

PETS Unfortunately, we do not permit family pets on these premises.

BEDDING & TOWELS The Lodges are equipped with bed linen including sheets, duvets, duvet covers and pillow cases. We do not provide towels and tea towels.

ACCESS The Property Owner or their representatives shall be allowed access to the property at any reasonable time during the holiday occupancy.

LIABILITY The proprietor accepts no responsibility or liability for personal injury sustained on the premises, nor loss of, or damage to personal property brought into the premises or its communal grounds. We cannot be held responsible for the failure of public services (e.g. water, gas, electricity etc) or any disturbance, which is beyond our control.

SMOKING Residents are requested to refrain from smoking indoors at any time.

PERSONAL BELONGINGS No responsibility can be accepted for loss of or damage to personal belongings however caused.

GAS & ELECTRICTY The rental cost is inclusive of all Gas and Electricity.

AVAILABILITY This Contract is made on the understanding that the property will be available for the dates stated. In the unlikely event that the property is not available through events arising out of the control of the Property Owners, we may be forced to cancel the booking. The Hirer will be advised of such circumstances as early as possible, and we will refund all monies paid in full but the Hirer will have no further claims against us.

DAMAGE & CLEANING DEPOSIT

All bookings are accepted on the condition that the property is left clean and tidy.

A returnable deposit of £50.00 is payable on your arrival when you collect your keys. This will be posted to you after your departure providing everything has been left as you found it. An appropriate sum will be deducted for unnecessary mess, and any extra cleaning that is required.
